Lessee Information
Welcome to your new home!  In the process of renting and moving in, you have probably met some
or all of the management team: Chris, John, Glenn, or Rhiannon.  Our goal: to provide you with
friendly management and a clean, comfortable apartment.  Our hope: that you will be a good
neighbor in return.  Please take time to review this information as you settle into your new flat.  

REPAIRS/PROBLEMS

Chris is your primary point of contact for any questions, repair work, or problem resolutions.  His

RENT

Rent is due the 1st of each month.  We require that rent be paid in the form of one check for each
flat.  Your rent check should be
made payable to Green Door Realty & Property Management, LLC.

Write the address of your unit on the check.  Rents are due on the 1st of the month.  A $35 late
fee is charged if rent is received after the 1st of the month.  If you are mailing your rent check, we
strongly suggest you mail the rent check 5 days ahead to avoid late fees.

UTILITIES

Contact WE Energies right away to put the gas and electric in your name as of August 1st.  
Customer service for WE Energies is 1-800-242-9137.  They will assist you with an account.  Your
service will be automatically cut off if you do not contact WE Energies.

Word to the wise: When the cold weather comes, make sure all storm windows are closed.  This
will go a long way toward conserving heat and lowering your heating bill.  Another helpful tip: turn
down your thermostat at night and during the day while you are away to 55 degrees.  Then, when
you wake up or come into the flat, keep the temperature at 65 degrees.  Just a few degrees and
these simple steps can make a noticeable difference to your heating bill.

GARBAGE COLLECTION

Make sure your green garbage cans are out at the curb on collection days.  The City will not collect
cans from the driveway or alongside the house.  Also be sure to return the garbage cans to their off-
street location.  The City will issue a fine for garbage cans left curbside.  

There is no collection on designated government holidays.  Your garbage collection will be one day
later in the week when there is a holiday.  Holidays are Labor Day, Thanksgiving, Christmas
(December 24 and 25), New Years Eve, New Years Day, Martin Luther King Day, Good Friday,
Memorial Day, and Independence Day. To check your actual collection day, go to

net/Pages/calendar.htm. From here you can see your garbage day and the holiday schedule.

If you need to arrange a special pick-up, or have questions, call the Department of Public Works
Customer Service at 414-286-8282.  You can also contact them regarding recycling.

PARKING

If your lease includes a parking spot, please be sure to park in the designated space.  If you are
parking on the street, please be aware that the City has rules regarding night parking, street
sweeping, and winter parking.  Please consult the Milwaukee Public Works website at
www.mpw.
net or the UWM website.  If there is a heavy snow, the website also has information regarding
emergency overnight parking available at various parking lots.  

A WORD ABOUT SAFETY

A few simple steps can go a long way to improving the security of your home: keeping doors closed
and locked; closing windows when you are away; and making sure light bulbs in common areas
are replaced when needed.  Don’t prop open doors for any reason.  Make sure doors to your flat
and the building close and lock behind you.

Start by introducing yourself to others in the building and knowing your neighbors.  Don’t let
strangers into the building or your home.  You will be informed by Bear Paw if someone needs to
enter your flat for repairs.  You will also be informed if someone is authorized to be in the building.  
If someone asks to be let in or tells you they are authorized to be in the building, and you have not
been informed by us, ask them to contact the property manager. If you suspect criminal activity or
intent, call the police immediately.

There are lots of resources regarding safety if you’d like more information about safety on campus
or in the neighborhood.  Most of all, be alert at all times and use your best judgment.
